tenant’s agreement
写在前面：作为一个房东，与租客的纠纷或多或少不可避免。因此在签订合约前有个合理的守则就可以尽最大可能避免这些纠纷。以下这些条款是集多个房东合计讨论得出的结果。由于制定成员都为房东，所以以下内容可能带有少许偏见，所以在此邀请各位参与，对本守则提出修改意见或增加条款。我们同时欢迎各位房东下载与使用此agreement 并进行客制化修改。
1) No smoking in the property or 20m around property.
2) Before you move in, check if all the things in your room works properly. When you are move out, you will need to make sure that the room is the same as when you did not move in, or you will need to pay for the proper home repair fee.
4) We are happy if you take your friends to this house（with advance say to landlord）, for others can get a good rest, please make sure your friend comes after 9:00; leaves before 19:00 during Working days and comes after 12:00; leaves before 21:00 during holiday and weekends
*Please give the information of your friends to the tenant if available. Or he/she might not be agree to walk in the property.
5) Warning! We are not allowed to celebrate a noisy party in this property.
6) The tenant has their responsibility to make sure the room is tidy and clean.
If not, the proper cleaning fee will be charged.
7) To save precious energy, we strongly suggest the shower time will be around 15minutes. And before 11P.M
8) Please turn off all the lights before you leave that room.
9) The laundry will open on Saturdays and Sundays.10:00-20:00
*Please remember to take all your cloths out as soon as possible.
10) Please walk and talk quietly to make sure there is not so much noise in this house.
11) We are not allowed any kind to food and drinks take to the room which have carpets (water is except)
12) This agreement cannot be canceled in any way only by tenants
13) If you decide to move out, you still need to pay the rest of the rent term amount.
Instead, you can change the agreement to other people.
14) If you are not in the property for a long period time (over 90 days), you should report to the landlord at least 30 days before you leave, clean and clear the room before you leaving. Let the property be ready to rent out short terms. If you cannot clean the room properly or you have personal items in the property, which led to the property cannot be a smooth rental. You will still need to pay for the proper cleaning fee or monthly rental fee.
15) If the contract expires, this agreement will not change to periodic tenancy automatically (further discuss exception)
16) If you are doing the illegal activities in the property, the landlord Reserve the right to expel immediately. Call 911
17) The landlord reserve the right to come into the property to watch if everything goes right, if get your agreement 3 days before. Or for the emergency the landlord can come into the room with leaving a note on the door include the information of who went inside, when and signature.
